Fees & Charges for residential & commercial landlords:
Introduction, Rent Collection & Management Service is 15% plus VAT (18% INCLUDING VAT) of the monthly rental figure. Fees are paid monthly
Fees & Charges for Commercial LANDLORDS
Introduction Service is a Fixed Fee Charge of £5000 plus VAT (£6000 including VAT) and 10% of any premium/goodwill received (if applicable).
TENANTS – Fees & Charges
If you are a tenant and would like to rent any properties we are marketing, then our initial fee and charges start with a non-refundable holding fee as follows:
-Non Refundable Property Holding Fee £295 Including VAT, this fee covers tenancy setup, administration, referencing & Credit checks for 1 Applicant. Any additional applicants/guarantors are also required to pay a Non Refundable Fee of £95 Including VAT, also to cover administration, referencing & Credit checks. These fees are due once the offer is accepted by the landlord, the property will be taken off the market with DALINGTON and all relevant paperwork sent out accordingly. If guarantors are required to support the application, they must be UK based property owners.
Once the above referencing procedure has completed and the references are all approved by the landlord, then the rent and deposit becomes payable to the DALINGTON Client Account 5 days prior to move in along with any inventory charges, which can range from £100-195 Including VAT depending on the property size, this will clearly be listed on the initial terms of business form prior to sign up.
The rent is paid in advance and the deposit is equivalent to 6 weeks rent.
We do not participate in the voluntary CMP (Client Money Protection) scheme, DALINGTON use the Deposit Protection Service for all managed property deposits.
Energy Performance Certificate
When you market your property for sale or rental an Energy Performance Certificate is required. You can order your residential EPC for £75 by clicking here.
